Request to amend Individual Development Approval (IDA) No. CRP-00-02R6 to authorize site plan modifications and allow the project to be constructed in two (2) phases: Phase 1: demolish 8,991 square feet of retail use in two (2) existing, 1-story buildings and 88 surface parking spaces (approved for open space, and 24 public parking spaces) within Royal Palm Plaza, and instead construct a 7-story, parking structure totaling 206,980 square feet with 10,707 square feet of Retail (High) (including 8,045 square feet of restaurant, and 2,562 square feet of retail (High)) on the ground floor. Phase 2 proposes modifying the approved Hotel with a mix of uses to reduce the number of hotel rooms, restaurant and fast-food square footage, increase the retail use, and eliminate a portion of the underground parking. Other site improvements are proposed in both phases throughout the project; together with a technical deviation from the DDRI Development Order to use alternate parking rates to reduce the amount of required parking, and another technical deviation from Paragraph (2)(4)(b)9 to allow a reduction in drive aisle width in the upper-level structured parking and the reconfigured surface parking areas.
